    ABOUT THE BAY VIEW ASSOCIATION
    Bay View Association (BVA) is an independent 501(c)(3). BVA is a National Historic Landmark (https://www.miplace.org/historic-preservation/programs-and-services/historic-landmarks/bay-view-association/) that currently has 445 Victorian cottages, 2 inns, 30 historic buildings, and 900 members. Bay View is a Chautauqua on Lake Michigan, offering four program areas: Performing Arts, Worship & Religious Life, Education, and Recreation.  Cottages may be occupied from May through October.
     
    POSITION_SUMMARY                                                                                                                                                                               
    The Buildings and Grounds Maintenance Manager is tasked with maintaining the grounds of the Bay View Association. The Association covers 300 acres and contains 7 parks and more than 30 common buildings, all of which are maintained throughout the season by the in-house buildings and grounds crew. The Buildings and Grounds Maintenance Manager reports directly to the Buildings and Grounds Superintendent of the Bay View Association. This is a year-round, hourly position.

    ESSENTIAL JOB FUNCTIONS

    • Supervise and manage maintenance staff team of 2-3 to ensure all maintenance activities are performed efficiently and safely.
    • Maintain Association buildings and grounds in top condition to ensure full and productive use of Association facilities.
    • Perform carpentry, plumbing, electrical, and painting work to maintain Association buildings.
    • Plan and organize maintenance and repairs performed on buildings. Responsible for maintaining and improving buildings to meet Association standards.
    • Responsible for building quality control. Inspects facilities and work areas to eliminate deficiencies and improve Association facilities.
    • Travel from site to site; inspect facilities, buildings and grounds for routine maintenance; prioritize repairs and renovations.
    • Ensure that all activities conform to Association guidelines.
    • Requisition building maintenance supplies, materials, and equipment; monitor inventory; load and unload supplies, materials, and equipment.
    • Appropriately operate all equipment and machinery, as necessary.
    • Load and deliver tables and chairs to special events.
    • Maintain a high standard of safety, cleanliness, and efficiency in all maintenance and repair projects.
    • Perform preventive maintenance, repair, and installation in connection with electrical, plumbing, and HVAC systems, and the exterior and interior of buildings.
    • Oversee building maintenance contract and service work; process and contract out repair requests.
    • Move equipment and materials within and between Association buildings.
    • Work overtime when emergencies arise in order to prevent disruption of Association activities.
    • Assist at times with day-to-day security issues including carrying security phone, cottage checks, setup and operation of cameras, etc.
    • Act as a substitute custodian when necessary.
    • Respond to public inquiries in a courteous manner; provide information within the area of assignment; resolve complaints in an efficient and timely manner.
    • Adhere to all Association health and safety policies.
    • Other duties as assigned by the Superintendent of Buildings and Grounds or Administrative Staff.
     
    QUALIFICATIONS
    • High School diploma or equivalent.
    • Experience in building and grounds operations.
    • Experience in management and staff supervision
    • Methods and principles of general building maintenance.
    • Principles of carpentry, plumbing, painting, and electrical work.
    • Ability to initiate and complete work orders.
    • Working knowledge of Microsoft Office
    • Have a valid driver's license, be able to drive, and qualify under the Association’s insurance carrier when driving an Association vehicle.
    • A background check will be required.

    PAY:

    Bay View Association will provide a very competitive pay rate that is dependent on experience and qualifications, with the potential for higher pay in the future based on merit and longevity.
